Introduction

The Village of Norridge is distinguished by its residential neighborhoods and open spaces and by its commercial districts. These assets help make Norridge an attractive community to live in. The purpose of the Advisory Review Committee (ARC) is to enhance redevelopment as it occurs throughout the Village.

Whether building projects consist of alteration, addition or new construction, they have the potential to impact esthetics, streetscape and property values of the neighborhood in which they are located. The projects are evaluated for compatibility, scale, proportions, massing and relationship with adjacent buildings and the surrounding area through a review of the exterior design.

Notes From the Building Department About Advisory Review

We would like to help give you an understanding of the review and permit process. At this time, you are probably still reviewing the application packet and getting ready for submission. To make the process as efficient as possible, we ask that you submit all of the information required in a timely fashion.

Upon submission of your packet, we will review it and notify you of anything we may still need. The Department will notify you of your appointment 2 to 3 days before the meeting with the Advisory Review Committee (ARC). As a reminder: the architect/design professional must attend the meeting. If the architect is not at the meeting, the ARC will not review the project.

If your project is approved at the meeting, it is important that you submit the “Design Outline and Approval Form” when applying for permits. You will also need to complete the necessary applications and submit 1 set of blueprints for residential and 3 sets for commercial stamped by an architect licensed in the State of Illinois. The Village may require additional prints towards the end of the review process. A packet of permit applications can be picked up at our office. At time of submittal, the Building Department will review your blueprints and applications. At anytime during this process, we may contact you with questions or notifications.

If your project is not approved at the meeting, it is important you resubmit your plans with the changes recommended by the Advisory Review Committee. At the original meeting, the Committee classifies your project into one of three categories: Approved; Submit with Changes When Applying for Permits; or Submit with Changes at the next meeting. If you are told to resubmit, please do so with the “Design Outline and Approval Form” and your corrections by the deadline.

FAQ’s Pertaining to Advisory Review

How do I submit to appear before the Advisory Review Committee (ARC)?

First, you need to download the application packet. Review the packet checklist and submit by the deadlines specified.

What if I want to deviate from the colors submitted to the ARC ?

This may be possible but we will first need to be notified of the change and a color sample will need to be submitted. Reappearance before the Committee may be required.

What if I can’t make the deadline as listed in the packet?

Unfortunately, the deadlines are strictly adhered to and if the information isn’t received by the deadline the ARC reserves the right to defer the project to their next meeting.

Are the Zoning Requirements reviewed at this meeting?

No, these requirements aren’t reviewed until plan submittal. The ARC is only concerned with the aesthetics/design of the property.
